I assess the property against current comparable sales, not the optimistic ones. I tell you what it’s worth today, in this market. Then I build the negotiation strategy, whether it’s heading to auction or private treaty, and I run it.

Auction Bidding

I attend and bid on your behalf. Before auction day, we set the strategy: your walk-away limit, your opening position, how we respond if it stalls or if it runs. On the day, you get composure instead of adrenaline.

Some of the best properties in Sydney never get advertised.

What a Buyer’s Agent Costs

I’d rather you hear this from me than wonder.

Fees are structured as a fixed fee, a percentage of the purchase price, or a hybrid of both, depending on the service and the scope of the search. You’ll know exactly how it works, in writing, before we start.

And I’ll be honest with you: for some buyers, a buyer’s agent isn’t worth it. If you have the time, know how to read a strata report, understand comparable sales and negotiate comfortably, you may not need me.

Most of my clients don’t have that time. What they have is a market moving faster than their weekends allow, and a purchase too important to get wrong.

Yes. A large part of my client base is expats. I run the entire process remotely: video inspections, detailed reports, due diligence, negotiation and settlement. You stay informed at every step without setting foot in Sydney until the keys are yours.

How do you find off-market properties?

Honestly? Not everyone does. If you have the time, the market knowledge and the stomach for negotiation, you can do this yourself. But if the property you want keeps selling before you see it, or above what you expected, that’s the market telling you something. That’s when I’m worth the call.
